A skylight brings daylight into a room, but it is also an opening in your roof, and the seal and flashing around it have to keep water out for years. Family Tree Roofing is a family-owned residential roofer in Bixby, serving Tulsa and the surrounding area since 2020. We install, replace and repair residential skylights and the flashing that keeps them watertight, and we look at the roof around them, not just the glass.

Skylight services for homeowners

  • New skylight installation in an existing roof.
  • Replacement of old, fogged, cracked or leaking skylights.
  • Skylight leak repair, including flashing and sealing around the frame.
  • Removing a skylight and closing the opening, when a homeowner no longer wants it.
  • Skylight replacement or reflashing as part of a full roof replacement.

Signs a skylight needs attention

  • Water stains on the ceiling or the drywall around the skylight opening.
  • Drips or damp spots after heavy rain.
  • Fogging or moisture trapped between the panes.
  • Cracked or crazed glass or plastic.
  • Rusted, loose or missing flashing around the frame on the roof.

A leak near a skylight does not always come from the skylight itself. Damaged shingles, worn flashing or a problem higher up the roof can show up at the opening, so we inspect the whole area before recommending a repair.

How we approach a skylight job

  • A free roof inspection that looks at the skylight, its flashing and the roof around it.
  • Photos of what we find, so you can see the problem for yourself.
  • A clear recommendation: repair, reflash, replace or remove, based on the condition of the skylight and the roof.
  • A written estimate before any work begins.
  • Clean-up when the job is done.

Skylights and roof replacement

If your roof is due for replacement, that is usually the best time to deal with a skylight. With the old roof off, the skylight can be reflashed or replaced and tied into the new roofing system properly. On a replacement we tear off to the decking, replace any bad decking, and prefer installing new flashing rather than reusing old metal.

Family Tree Roofing works on residential roofs only, and we are registered with the Oklahoma Construction Industries Board for residential roofing (registration #80004991).

Skylight questions

Can a leaking skylight be repaired, or does it have to be replaced?

Often it can be repaired. Many leaks come from the flashing or seal around the skylight rather than the unit itself. If the skylight is old, fogged or damaged, replacing it may make more sense. We will show you what we find and explain the options.

Can you remove a skylight I no longer want?

Yes. We can remove a skylight and close the opening so it matches the rest of the roof.

Do you install skylights during a roof replacement?

Yes. A roof replacement is a good time to replace or reflash a skylight, because the area around it is already open.

Which areas do you serve?
