Before replacing a roof, most Claremore homeowners want to know what it will cost. Every roof is different, so an honest number comes after an inspection. Here are the things that move the price, so you can compare estimates with confidence.
Roofing in Claremore: what’s different
Claremore, the Rogers County seat on Route 66 (19,580 residents in 2020), is about 28 miles northeast of our office and has many historic homes whose steep roofs and complex valleys cost more to re-roof than a simple ranch — one of the pricing factors this page explains. The city also carries the metro’s freshest tornado scar: on May 25, 2024 an EF3 tornado with 145–155-mph winds tracked 18.7 miles through Claremore, destroying more than 40 homes and businesses and damaging about 1,200 others. Roofs repaired in a hurry after that storm deserve a second look now.
What affects the price of a new roof
01
Roof size
Roofs are measured in squares (100 square feet). More squares means more materials and labor.
02
Pitch and complexity
Steep slopes, valleys, dormers and multiple levels take more time and care to do safely.
03
Layers to remove
Each extra layer of old shingles adds tear-off labor and disposal.
04
Decking repairs
Damaged decking found after tear-off has to be replaced before the new roof goes on.
05
Shingle choice
Architectural, impact-resistant and specialty shingles differ in price. A FORTIFIED Roof adds steps.
06
Flashing, vents and details
Chimney flashing, pipe boots, skylights and ventilation upgrades are part of a complete job.
How to compare roofing estimates
- Compare the same scope. Check that each estimate covers tear-off, underlayment, drip edge, flashing, vents and cleanup.
- Ask how decking is handled. Find out how replaced decking is priced if damage is found after tear-off.
- Compare the shingles. Note the manufacturer and product line, not just the color.
- Check registration. Oklahoma roofing contractors must register with the Construction Industries Board. Look them up on the Construction Industries Board’s public search.
What a Family Tree Roofing estimate includes
Comparing estimates only works when they describe the same roof. These items are written into our replacement estimates, so you can check another bid against them line by line:
- Full tear-off to the bare decking, with the deck inspected and damaged or unsuitable boards replaced before anything new goes on.
- Ice-and-water shield in the valleys, plus your choice of open metal or closed valleys. Protection at the eaves can be added where it is appropriate or you ask for it.
- New step flashing where the roof meets a wall, which we strongly prefer over reusing old metal. Done properly, it can involve siding repair or painting, and we talk that through before work starts.
- Calculated ventilation. We work out what your attic needs and price any improvements as options you can accept or decline.
A lower number elsewhere is worth a closer look at those four items. Reused flashing, unprotected valleys or ventilation left as-is are common places for two scopes to differ, especially on the steep, cut-up roofs of older Claremore homes.
If insurance is involved
If storm damage is part of the picture, your insurance company decides what is covered and pays according to your policy, and your deductible is your responsibility. We document the damage with photos and give you a documentation package, with our estimate, that you can hand to your insurer yourself. See how claim help works.

Frequently asked questions
Can you give me a price over the phone?
We can talk through what affects the price, but an accurate number needs an inspection, because size, pitch, layers and decking vary from roof to roof.
Why do roofing estimates vary so much?
Usually because they cover different work or different materials. Comparing the scope line by line shows where the difference is.
Do you offer impact-resistant shingles?
Yes. We can include impact-resistant options in your estimate so you can compare.
Is the inspection free?
Yes. The inspection and the written estimate that follows are free, with no obligation, and the estimate lists the scope item by item so you can set it beside other bids.
